THE MOVE-OUT CHECKLIST

The items on this list should include the condition the rental property should be left in, as well as any additional move-out procedures and obligations. MOVE-OUT DAY

Obtain the forwarding address of your tenant upon checking out of the property. Make sure tenant provides you with it so you can return their deposit and forward their mail. Some troublesome tenant may leave the property in such poor condition that their security deposit cannot cover the issue. When this happens you need to file a lawsuit against them.

COLLECT THE KEYS

When the tenant vacate the property, advise clearly about where you would like them to leave/drop-off the keys. It is essential to state this in the lease agreement, along with a description of the penalty if they fail to return the keys within a certain timeframe.

SECURITY DEPOSIT

Determine how much will be paid back. Unpaid rent or other charges like unpaid utility bills, damage repairs, etc. should be itemized when returning the deposit to the tenant.
